Hive Hosting
We have a limited number of hives available. Filling out this form does not guarantee you bees. Each hive includes a full hive setup with bees, care and maintenance of bees and hives, all beekeeping services for the bees. All bees, products and equipment remain property of Kusar Farms LLC. This is an annual hive contract with an option to renew at the end of 12 months.
You also need to agree not to spray any pesticides or chemicals in your yard or garden, which also includes tree care, lawn care companies, fungicides, herbicides etc. Unfortunately these things can kill or harm bees. Even at nonlethal levels they may be stored by the bees in the hive and pesticide buildup inside the hive is not healthy for the bees.
In the unlikely event that you or someone from your household gets stung, we also need to ask you to verify that there are no known bee sting allergies in your household.
Hosting a hive is a great way to help increase the honeybee population in your local area. Honeybees are struggling in modern society due to pesticides, mono crops, diseases and pests. By hosting a honeybee hive in your own backyard, you can do your part to help save the bees one colony at a time.
A hive is considered livestock. Each individual bee is a small, but important part of that “animal”. A grouping of hives a herd, bee yard or apiary the pasture. A new hive is a baby, as it grow and gets stronger it becomes more productive. There are also perils that need to be navigated.
Please note as bees forage over long distances (3 miles). Organic honey is rare, not imposable. If you see honey labeled organic ask questions. We do everything in our power to limit exposure, but we cannot control everything. We raise our bees sustainable.
Now down to the nitty gritty. We want you to understand that there is not only rewards. There are risk as well. The well-known reward is honey. Also pollination of surrounding gardens and crops. Anything with in that three mile radius of their hive. Above we gave approximations of what to expect of your hive. But there are situations that can make that vary.
1) Weather: late frost, early frost, heat, drought, too much rain.
2) Predators: Here we mean four legged (raccoon, bear) and two
legged (humans).
3) Hive Health: We do everything we can to prevent this as to
being an issue
4) Others: Things we have not had a problem with yet.

Will honeybees attack livestock? Usually not. Honeybees normally don’t attack without being provoked. Like the animal interfering with the hive.

Bee Hive Location, Land Lease Agreement
This agreement is made (date) _______________ between_____________________________ afterwards called Land Owner and Kusar Farms LLC, afterwards called Beekeeper.
Term of Agreement:This agreement involves the 20_______ Beekeeping season. For the purpose of producing honey, bees, propolis, or other products associated with the keeping of bees.
Responsibilities of Beekeeper:

As a gratuity the Beekeeper will give the Land Owner two pounds of honey harvested from hives kept on Land Owners property. If no honey is produced honey from another apiary may be substituted.
Beekeeper will maintain hives in proper condition by inspecting, feeding, medicating or treating for mites as needed. This requires weekly hive health inspection by the beekeeper.
The Beekeeper agrees to maintain a clean bee yard, free of surplus items associated with beekeeping and activities of the bee keeper.
Beekeeper will leave bees at above listed location until approximate date: __________________. Unless otherwise agreed upon.
Beekeeper is not responsible and, as a condition of this agreement, will be held harmless for
inherent risk of bee stings to people, animals, or livestock. The Beekeeper will make the best effort to provide non-aggressive bees. However, factors beyond the control of the Beekeeper can affect bee gentleness. For example, the bees often replace the queen bee which can genetically alter the behavior of the bee colony. Other factors include harassment by people (i.e. throwing rocks at the hive) and animals (i.e. predation by animals such as skunks). The right to place trails cams for the sole purpose of observing the hives if harassment continues, to place barriers to prevent continued harassment.
Beekeeper is not responsible, for complaints, claims or other actions on the part of neighbors due to the presence of hives. (If it is ruled illegal or ordered that the hives are removed from land owners property it is the responsibility of the beekeeper to remove them)
Removal of hives due to orders from appropriate governing agencies will be carried out in such a way as to conform to the demand of such order.
Responsibilities of Land Owner:
Land Owner will provide a suitable place to locate hives. The site must be accessible to beekeeper's
vehicles.
Land Owner will allow beekeeper entry whenever necessary to service the bees, and Land Owner
assumes full responsibility for all loss and damage to his fields or crops resulting from the use of
vehicles over agreed routes in servicing bees. The Property Owner grants necessary access, including access to locked property, to the bee hives with no further notification required. The Property Owner understands that the Beekeeper will require multiple visits to the bee hives throughout the year for proper hive management.
Land Owner will not apply any pesticides or other harmful substances in the vicinity of the bee hives on any blooming plants on the property during the period hives are placed nor immediately before their arrival. No agricultural chemicals or methods of application are mutually agreeable while bees are placed.
Land Owner will notify beekeeper 72 hours in advance if hazardous materials not listed above will be used. Grower will pay for the cost of moving bees away from and back to location to prevent damage from highly toxic materials. ( $50.00 per hive) If an emergency spray application is required, the Property Owner will provide the beekeeper with 48-hour notification for the protection or removal of the bee colonies
Land Owner will compensate beekeeper in full for hives destroyed or severely weakened by pesticides or other action by the Land Owner at a rate per hive to be determined by arbitration or, if loss is undisputed, beekeeper will be compensated by Land Owner at the rate of $1,500.00 per hive.
The Property Owner understands that the bee colony, hive, and honey remain the property of the Beekeeper.
The Property Owner will promptly notify the Beekeeper if the bees become too aggressive or if unusual behavior or conditions are observed. The Property Owner relieves the Beekeeper of any liability for personal injury or injury to animals resulting from unauthorized hive manipulation, abuse of hives, or careless behavior in the vicinity of the hives. The Property Owner relieves the Beekeeper of any liability should any person or animal on or near the property receive a bee sting and will take necessary steps to restrict access to the bee hive site.
As a condition of this agreement, Land Owner agrees to hold beekeeper harmless from any and all claims of injury or damage to person or property which might arise from beekeeper's performance
of this agreement between beekeeper's placement and removal of hives from Land Owner's property. The Beekeeper relieves the Property Owner of any liability should an accident occur causing injury to the Beekeeper or damage to his equipment, provided such injury is not the result of the Property Owner’s negligence or deliberate act
Performance:Either party will be excused from obligations of this contract if, before delivery
of hives, performance is prevented by events beyond their control. Notification will be given to the other
party as soon as reasonably possible. Both the Property Owner and the Beekeeper retain the right to terminate this agreement at any time for any reason. On termination of this agreement, the Beekeeper will remove his bee hives within 30 days. Moving bees is best 1 May through 31 October, for the health and welfare of the bees.
Arbitration:If any controversy arises between parties, it will be settled by arbitration. Each party, within 10 days, will appoint one arbitrator, and the two arbitrators will select a third, and the decision of any two arbitrators will be binding on the parties. Cost of arbitration will be divided equally between the two parties.
Assignment or Transfer:This agreement is not assignable or transferable by either party, except that the terms will be binding on a successor by operation of law.
In Witness Whereof, the undersigned parties have made this agreement. I have read and accepted the conditions as stated above.
